Building a home is one of the most personal things you’ll ever do. Here, there’s very little to stand in your way. The interior is entirely yours to imagine: the materials, the layout, what’s included and how it all comes together. Whether there’s a pool, sauna, steam room or all three. Behind each Villa stands the accountability of a single developer, with deep local knowledge, established infrastructure and a long-term commitment.

Designed for privacy and seclusion, each plot is oriented to overlook the River Reuss and the magnificent peaks just beyond.

Owners can work with an architect of their choosing, or be introduced to a trusted partner from our network industry-leading studios, like Snøhetta, Pierre Yovanovitch, Denniston and Patricia Urquiola, each selected for their profound understanding of the Alpine context. There is no predetermined outcome, only your own ideas, expressed in collaboration with some of the world’s best architects.

Owners have direct access to a private concierge, house cars, in-villa dining and a suite of wellness and leisure amenities. Comprehensive property management ensures the residence is ready and maintained at all times.

The Villas are designed to hold everything you need, yet there will always be moments that call for more. Andermatt Reuss is home to five-star hotels, expansive spas and Michelin-starred dining, with priority access to Villa owners as a matter of course.

While Andermatt offers a rich culinary scene, four restaurants in particular have turned heads internationally, including those of Michelin judges. At the crossroads of the Swiss Alps

At 1,444 metres, where three great Alpine passes meet, Andermatt sits in the geographic heart of Switzerland. One of the region’s most enchanting year-round destinations, it offers world-class skiing in winter and, once the snow melts, hiking, biking, climbing and golf.

Beyond its outdoor pursuits, the village has quietly established itself as a distinguished Alpine community, with fine dining, boutique shopping and an internationally renowned concert hall. Despite its sense of seclusion, it can be reached in two hours or less from Zurich or Milan.

The legal benefit

An exception to Swiss rule

The Villas benefit from legal exemptions that allow foreign nationals to purchase without restriction, and to build on a scale that would be impossible in almost any other Swiss Alpine resort.

In Andermatt, neither Lex Koller nor Lex Weber applies. These are the Swiss laws that tightly regulate property ownership by non-Swiss citizens and the construction of second homes, and the Villas are exempt from both. An exception found nowhere else in the country.
